Homeowners Association Meeting Minutes--March 14, 1996

Meeting Minutes:

The Board of Directors counted their ballots for the 1996 officers for the association. They were as follows:

President: William Parrillo 3 votes
Vice President: Paul Desmarais 3 votes
Treasurer: Ron Ramieri 3 votes
Secretary: Tracy Kubricky 3 votes

Covenants committee:
Bob Cruz advised approximately five form letters were sent out on minor violations.

Kevin Currier advised the board he received one violation letter for having a boat in his yard. He apologized, advised the board he agreed it was a violation, and said as soon as the weather changed he would have it removed.

A letter was received by the board from a resident who received a violation letter regarding a pet rabbit. There was some discussion regarding whether the violation was for the rabbit or the hutch. A question was raised whether the hutch was the same as a dog house and whether it should be sided to match the house. Bob Cruz advised the board the Covenants Committee had discussed whether the rabbit was a pet or livestock and they decided it was a violation because the rabbit was considered livestock. The present board members voted and decided since there was only one rabbit, and it was not being raised for food or being breed it should be considered a pet and the violation was overruled.

New Business:
The homeowners present asked why Kevin Currier was not President since they had elected him to replace Bill Parrillo. Kevin explained, he had been elected to the Board of Directors. The current members are: Kevin Currier, Larry LeBlanc, and Paul Desmarais. The board members are the only people with voting privileges at the Board of Directors meetings. The president presides over the meetings of the Board of Directors. The Vice President has no authority except to take the Presidents place when the President is not in attendance. The only way this could be changed is to change the by-laws.

A question was raised regarding who won the best decorated house at Christmas. No one in attendance knew who won. It would be addressed at the next meeting.

A question was raised regarding the different sets of by-laws amongst the residents of Tefft Hill. Larry LeBlanc advised the meeting all changes were recorded with the Town Hall. As new phases to the development were added, changes were made to the homeowners booklet. However the only change to the by-laws was the indemnity clause added at the last annual homeowners meeting January 30, 1996.

Arrangements were made with Larry for Tracy Kubricky to pick up all Tefft Hill Farm Homeowners Association records from Kelly on Monday March 18, 1996.

All the current committees were announced and will have reports for the next meeting.

The next Board of Directors meeting is planned for April 11, 1996 at South Road School at 7 P.M.
